When you tell people you’re building a house, everyone has a story or advice, whether solicited or not.  Sometimes it can get confusing.  What can you really expect from your builder?  What exactly should your builder do for you?

Well, once you hire your builder, they should help you with your plans.  They should talk to you enough to know what you’re looking for and to be able to help you make sure your plans are what you want.  They should also help you make sure your plans are within your budget.  Once that’s covered they should give you a budget.  Depending on your agreement, this could be a fixed number or a cost plus budget.  Your builder should also put together a schedule.  This should give you an idea of when your house will be done.

During the whole process your builder should communicate with you.  Communication is key during the building process.  You should know where you’re at on the schedule and if you’re one schedule or not.  Part of staying on schedule is making decisions about the details of your house in a timely manner.  Your builder should let you know when he needs you to make certain decisions so that you can stay on schedule.   A good builder will be able to direct you as you make these decisions.  Your builder should also communicate with you about your budget.  They should be able to tell you if you’re on budget or not.  They should let you know how much you can spend on the different areas of your house.
