Here at Jorgenson Builders we’ve learned that getting an actual hole in the ground takes a lot longer than most people think. A lot of people want to start building their house sometime in the spring. If that’s the case, you should get going now. Yes, it seems like spring is far off right now, but there’s more to being ready to build than you think.
Hopefully you already have a building lot. If not, you probably won’t be starting until late spring or early summer. Assuming you have a lot, you need to get a plan. If you find a stock plan from an architect then you may be able to have plans in three to four weeks. If you’re starting from scratch you’re probably looking at six to eight weeks until your plans are ready. We suggest getting a builder involved while your plans are being drawn. They can help you really get the house you want. Once your plans are done you need to get a budget put together by your builder. This generally takes two to four weeks. If you’re confident you’re moving forward on your job then you can submit for a building permit while your budget is being put together. Getting your permit can take two to six weeks depending on how busy the city or county is. Somewhere in there you also need to get your financing in place. This takes about four to six weeks.
Once all of this is in place you’re ready to get going. As you can see, its a lot of work to get your project going and there’s more to it than a lot of people realize. We suggest starting the process at least three months before you actually want to start on your house. If you wait to get this process going only a month before you want to start you will not be starting when you wanted.
